CALL TO ORDER: Chairman Kimball called the meeting to order at 7:30 p.m.

FLAG SALUTE: Chairman Kimball lead the flag salute.


SUNSHINE STATEMENT: “The provisions of the Open Public Meetings Act have been met. Notice of this meeting has been transmitted by email to the Courier Times, Burlington County Times and The Trenton Times as well as given to those having requested same and posted on the Township bulletin board located in the foyer of the municipal building”.

-Resolution 2023-14; Granting Minor Subdivision Approval for Block 400, Lot 41.05, 164 Larrison Road.

Mr. Raymond, the Joint Land Use Board Solicitor makes a brief statement before the board memorializes the resolution. Mr. Raymond had discussed with the applicant’s attorney Mr. McAndrews and states he is okay with the verbiage of the resolution except for condition number 7 “erection of any new building or structure on either of the proposed parcels would require a planning variance from N.J.S.A 40:55D-35. Which Mr. Raymond pulled directly from ERI’s review letter regarding planning variances. Mr. McAndrews concern is that they would become required to come before the board for example a shed & any other structures. Mr. Raymond confirms that is technical the language of the statue and since they do not have frontage on these properties they require planning variances with any permit that is issued. Mr. McAndrews thought it was a ridiculous stipulation since homes are already back there but accepts the terms and confirms do not plan to build more but if so they will come before the board.
