Minutes for Approval
-June 28, 2023
Greg Grauer made a motion to approve the June 28, 2023 meeting minutes. Motion Seconded by Debbie Kucowski. Tom Kimball Abstained from the vote, all others in attendance in favor.
Application 2023-05- Tiny Bubbles Car Wash- Variance Application- Block 903 Lot 6- 245 Cookstown-New Egypt Road
Applicant John Casey was sworn in by Chuck Petron Board Attorney. Mr Casey stated he would like build a detailing shop at his existing car wash on Cookstown-New Egypt Road. He is proposing a pole building type structure matching the colors of the car wash. Mr. Hirsh asked what the height would be since it was not in the application. Mr. Casey stated it would be 21 feet tall and would be 21 feet of the property line. Mr. Hirsh said this in conformance. Joe Hirsh Engineer for the board stated the variance needed for this application is for the maximum square footage allowed. The applicant is proposing 2,000 square feet and the ordinance allows for a maximum of 1,200 square feet. Mr. Hirsh feels that 2,000 square feet is appropriate for the use. Mr. Hirsh requested that any proposed landscaping and screening be approved by his office. Mr. Casey agreed.
Chairman Tom Kimball asked if the utilities would be affected by the construction of this building. Mr. Casey stated it would not. The septic is a mound system and is to the side and all other utilities where underground not near the proposed building.
Chairman Tom Kimball opened the floor to public comment. Being no public in attendance to comment. Greg Grauer made a motion to close public comment. Motion was seconded by Tom Kimball, all in favor.
Greg Grauer made a motion to approve Application 2023-05- Tiny Bubbles Car Wash Variance Application. Motion Seconded by Tom Kimball.

Board Discussion
Chairman Tom Kimball opened the floor to board discussion. Chairman asked if we had anything for the next agenda. Board Secretary stated we do have a subdivision application submitted. Joe Hirsh Engineer for the board stated his office was in contact with applicant’s attorney and is waiting for revisions. Being no further public comment. Tom Kimball made a motion to close board discussion, motion seconded by Greg Grauer. All in favor.
