“The provisions of the Open Public Meetings Act have been met. Notice of this meeting has been transmitted to the Burlington County Times and the Courier Post, given to those having requested and paying for the same and posted on the bulletin board in the foyer of the Municipal Building “
Vice Chariman Greg Grauer stated to the Board that Board Secretary Alexandra DeGood would be leaving. The Board expressed their gratitude and wished her luck in her future endeavors

Application 2023-06- James Bruni- Minor Subdivision- Block 400 Lot 41.05- 164 Larrison Road
Pat McAndrews attorney for the applicant had Mr. James Bruni sworn in. Mr. Bruni is the applicant. Mr. Bruni stated that in 1991 there was a family subdivision that made 5 lots and Bruni Lane. At that time it was stated in the Resolution there would be no further development. In 2011 Mr. Bruni came back to the board to adjust the lot lines. Mr. Bruni stated he wants to get rid of the non-conformance of having two dwellings on one lot. Mr. Bruni and his wife live in one house and he would like his daughter to live in the second house which is the old farm house. They would utilize Bruni Lane and has it’s own separate well and septic. Mr. Bruni is proposing 2.3 acres to go to the farm house which is currently a duplex. His daughter would renovate to make it a single-family dwelling. It was asked by the board to make that a condition of approval. The Applicant and his attorney agreed. Board Member Durr stated in the past the town has had a bad habit of putting two houses on one lot. Vice Chairman Greg Grauer opened the floor to public comment. Being no public commenting Debbie Kucowski made a motion to close public comment. Motion was seconded by Jack Smylie.
Mr. Raymond stated that the board will need to deem the application complete. Jim Durr made a motion to deem the application completed. Wayne Voorhees seconded the motion. All in favor.
Jim Durr made a motion to approve Application 2023-06. Motion was seconded by Wayne Voorhees.

Vice Chairman Greg Grauer opened the floor to public comment. Being no public to comment. Greg Grauer made a motion to close public comment. Motion seconded by Debbie Kucowski. All in favor.
Board Discussion
Jack Smylie asked if there was any update from the NJDEP on the site on Jacobstown-Arneytown Rd. Board Secretary stated there was no new updated.
Wayne Voorhees volunteered to do a prayer at the beginning of the meetings. Mr. Raymond stated that can get touchy and he will look into that for the board.
